Most training for this very important team focuses on the ‘how to’ of plumbing, electrical and HVAC repair.
However, they spend more time with our customers than the office staff does. A recent Harvard study states that we spend 75% of our training budget on administration, product and technology…and only 25% on people skills and customer retention. The maintenance team is an integral part of resident satisfaction and retention.
You will learn what fair housing laws are most important for maintenance staff to know and understand. Also you will understand your role in the net operating income as pertains to resident retention. We will look at turnover costs, working well with the office staff, how to deal with unreasonable or angry residents, what you should NEVER say to a resident, and how important the maintenance team is to the success of the property.
You will be able to use your personal skills as well as your technical skills. Fair housing will be made clear in a brief, common sense manner, and how your personal behavior and words impact resident retention,
